The buying process in a real estate transaction follows a series of steps from preparation to closing. Here’s a clear breakdown:
Before we start looking at homes, I want to sit down and really understand what you’re after. What’s motivating your move? What’s your budget and timeline? What are your must-haves and your dealbreakers? Once I know that, we’ll talk through getting pre-approved with a lender – I always encourage working with someone local and I have this information on my website under the resources page. Your pre-approval letter establishes your price range, shows sellers you’re serious, and can make a real difference when you’re up against other offers.
This is the fun part. We’ll look online, visit open houses, and tour properties in person – comparing neighborhoods, schools, commute times, and anything else that matters to you. I’ll help you evaluate not just how a home feels today, but its condition, layout, and long-term potential too.
Once we’ve found the one, we’ll sit down and map out your offer together – purchase price, earnest money, financing terms, contingencies, and your proposed closing date. The seller may accept, counter, or decline, and I’ll be right there to help you navigate whatever comes back. Once both parties agree, we sign the purchase agreement and move forward.
This is where we make sure you know exactly what you’re buying. During the contingency period, we’ll order inspections – I always recommend a thorough home inspection at minimum – along with an appraisal (required by most lenders) and a title search to verify clear ownership. If anything comes up, we’ll negotiate repairs or adjustments before moving forward.
The final countdown! Your lender will issue final loan approval and send over the Closing Disclosure detailing your loan terms and costs. We’ll do a final walkthrough 24–48 hours before closing to confirm everything is in order. At closing, you’ll sign your documents, funds are transferred, the deed is recorded – and the keys are yours.

A few things to take care of right away: transfer utilities into your name, change the locks and security codes, update your mailing address, and keep copies of all your closing documents.
